10 new affordable homes approved for Newhaven
Lewes District Council has granted planning consent for property developer, Jasfic Ltd, to build new affordable 3 and 4-bed homes in the Eastside neighbourhood of Newhaven, on Beach Road.
The scheme comprises 10 pre-fabricated terraced houses, each with private gardens and off-street parking with electric vehicle charging points. The modular construction method represents a highly sustainable form of construction, using fewer materials, minimising waste and disruption to local residents.
It will regenerate a currently vacant site, formerly part of the North Road Business Park, introducing a progressive, quality design that will enhance the character of Eastside. Importantly, the scheme will also enable the retention of the adjacent employment space, helping to achieve the ambitions of the Newhaven Neighbourhood Plan for a mixed use residential-led scheme in this area.
Lewes District Council acknowledges it’s unable to demonstrate a five-year supply of housing land and is experiencing a shortfall in affordable housing. The scheme, offering 100% affordable homes, will make an important contribution towards addressing this shortfall.
Brighton-based, Mohsin Cooper is the planning consultant and architect on the scheme. Alex Bateman, Head of Planning at Mohsin Cooper said: “There is a national housing crisis and an even more acute need for affordable homes. Schemes like this, which will employ local contractors, have an important role to play in tackling this and increasing housing supply across the region. It was a pleasure working with the local authority to address any concerns and to develop a scheme which provides much-needed, low-cost housing for local people.”
Work is expected to start in 2023 and will create jobs during the construction phase, particularly offering opportunities for local SME sub-contractors, supporting wider regeneration aims and the objectives of the nearby Enterprise Zone.
