Modular Innovation: A Conversation with Abe Mohsin

Boutique Modern, a progressive modular building company based in Newhaven, recently engaged in a thought-provoking interview with our director Abe Mohsin.

Mohsin Cooper collaborate with Boutique Modern as partner architects and are currently working with Lewes District Council on 10 Council-owned garage sites across Lewes, Newhaven and Cooksbridge which will deliver around 45 new (and much needed) affordable homes.

Proposal for former garage site

In the interview, Abe emphasised the role of modular construction in addressing pressing housing needs. His insights reflect a growing recognition among architects that the future of housing must be flexible, sustainable, and efficient.

The discussion also highlighted specific projects that showcase the potential of modular design including collaborations on sites in St. Leonards-on-Sea and Newhaven. Mohsin Cooper are also tendering for several projects with Boutique Modern including social housing projects that have already achieved planning consent.

Boutique Modern is the first certified B Corp modular construction company in the UK and have pledged to be Carbon Neutral across their organisation by 2025. With traditional on-site construction generally producing around 25-30% wastage, they are pioneering in their reduction strategies and have managed to reduce material waste from their factory to around 5%.

When discussing the future, Abe shared “I believe volumetric modular is an important part of the housing crisis solution – and believe it’s equally important to find a solution which is sustainable, efficient and minimises waste.”

As communities grapple with housing shortages and increasing land prices, the modular approach offers an innovative and truly sustainable solution. Homes can be produced off-site and assembled quickly, minimising disruption while ensuring high quality and precision. This efficiency is particularly appealing in densely populated areas, where traditional building methods often face logistical challenges.
